*Holidays include New Year’s, Spring Break, Sand Fest Weekend, Easter Weekend, Memorial Day Weekend, 4th of July, Labor Day Weekend, Thanksgiving and Christmas. **Please note that all holidays have a 3 night minimum.**
Rates are subject to change at anytime. Rates for existing reservations will be locked in and will not be subject to any rate increases or site reclassifications.
There is a 3.5% processing fee for all credit card charges.
The Summer Resort Fee will be $10 a day and will be charged to all rentals.
The Winter Resort Fee will be $5 a day and will be charged to all rentals.
There is a $25 after-hours parking service fee.
**Our Condominium Declaration and Bylaws do not accommodate tents, pop-up campers, RVs with soft sided/canvas pop-outs, hybrids, or truck campers. Trailers and fifth-wheels must be at least 24 feet long, and motorhomes must be at least 22 feet. RVs more than 10 years old must be in excellent condition – subject to Management approval.

All sites are privately owned, and the owners may add amenities at any time. Please note that certain lots are motorcoach only.
All sites have all the necessary amenities to keep you comfortable during your stay at Gulf Waters, including 50/30 amp electric service, water, sewer, cable and free WiFi. All of our sites are at least 37 feet by 80 feet or larger, and will accommodate big rigs, 5th wheels, and travel trailers.
These sites have a full-size concrete parking pad for your rig, along with a parking pad for an additional vehicle, a patio, a concrete picnic table with seating for 4 and/or additional upgraded furniture or a cooking counter, and lots of space for relaxation.
These upgraded sites have all the amenities of the Deluxe sites, along with a permanent shade structure. Shade structures may pergola(s) that are open air or covered, or palapa(s).
These upgraded sites have all the amenities of the Premium sites, along with an outdoor cooking counter/bar with built-in electricity, water and sink.
A select number of sites have been upgraded by their owners beyond the Executive level, they include large full-shade palapa(s) covering seating and cooking counter/bar areas with additional seating for at least six and installed lighting.
